It is extremely important that you price your home right if you want to sell it. Over pricing a home wasn’t such a big deal 3 years ago. Back then even over priced homes had a chance of selling. The market is completely different these days and over priced homes will sit on the market a forever. When a home first hits the market it gets noticed by buyers and real estate agent alike. If the home is over priced the buyers and real estate agents first impression is that “It is over priced”. Once a home seller has set that stigma on their home it’s hard to break it. Buyers pass it by, and real estate agents don’t really want to show it if they think it over priced either. I am convinced that if you price your home right at the beginning you are doing yourself a big favor. Potential buyers and real estate agents alike are left with a positive opinion of your home and are much more likely to show your home and tell others about it. Do some good research and start off right!

Today I’m looking at the median sales price in Bakersfield, 93314. There’s been a drop of 22.7% in the median sales price in this area since a year ago. The Bakersfield, CA median sales price was $244,750 for homes sold from April to June of 2009. Another interesting Bakersfield real estate figure to note is the average listing price for the Bakersfield, 93314 zip code. For homes on the market for the week ending July 22, 2009 it was $408,931. These figures are taken from the Trulia website. Overall, the prices are down and home buyers interested in 93314 real estate are looking at some very intriguing median sales price numbers.

It’s nice to see that the listing prices in have increased a little this week. The average listing price in Bakersfield 93311 for the week ending July 22 is $314,003. This is higher than the same Bakersfield zip code area 93311 from the previous week by about 1.1%. These figures are based on 259 homes for sale. The average listing price for the whole Bakersfield, CA area for this week is $223,823. As you can see the 93311 area seems more desirable than the average home in the city. There are some great prices on Bakersfield houses in foreclosure for sale. I am seeing fantastic buys on homes in foreclosure as well as many privately owned homes for sale. Many potential home buyers are under the impression that houses in foreclosure for sale are the only good home deals out there. This is not the case. A potential home buyer should not get stuck with the attitude that foreclosures are the only answer to finding a great deal on a home. Maybe you should consider looking for houses for sale in the country.
After living in the city for most of your life, maybe it’s time to look for houses for sale in the country. Well it’s a thought anyway. Growing a garden, planting a small orchard and raising chickens for your own egg supply may not be such a bad idea if this economy keeps getting worse. Many of us, myself included, are having a hard time keeping up with the bills, buying gas for the car and keeping food on the table. Even if your not buying or looking for houses for sale in the country you may be able to produce some great food in your own backyard. I (like Many people these days) am turning this direction, and it’s not a such a bad idea. I find the food I grow tastes a lot better than most produce found in the local markets so even if the economy comes back I plan on continuing my own small food production. It’s worth considering! No matter how small your yard is there’s a good chance you can grow some great food. If you try it and like it, you may just decide to start looking for houses for sale in the country.
