Jesus is the Son of God

Is a Christian just someone who thinks a God exists? What do Christians Believe? Is a Christian just someone who was born in a Christian Nation? Is a Christian just someone who trusts that their good works will get them to heaven? Is a Christian simply a person that believes some of the stuff in God’s Bible? Is a Christian simply a person that lives a better life than most of the people in the world? The answer to these questions is in one word NO.

The answer believe it or not is extremely simple. A Christian is someone who believes that Jesus Christ is the Son of God and that he came and died on the cross to take the penalty for their sins. John 3:16 (NIV) reads: “For God so loved the world that he gave his one and only Son, that whoever believes in him shall not perish but have eternal life.” John 3:17 (NIV) goes on to say: “For God did not send his Son into the world to condemn the world, but to save the world through him.” John 3:18 (NIV) states even more: “Whoever believes in him is not condemned, but whoever does not believe stands condemned already because they have not believed in the name of God’s one and only Son.”

What is a Christian? You see just believing in a God or trying to be “good” is not enough. Jesus made this very clear when he stated in John 14:6 (NIV): “Jesus answered, “I am the way and the truth and the life. No one comes to the Father except through me.” Jesus said he is the only way to the Father. While the world attempts to make their own way to heaven, Jesus declared it won’t work. We are told by this world that there are many ways to Heaven, but Jesus said that he is the only way. God’s word, the Bible, says that multitudes of people be condemned to Hell for believing the lies of this world.

God provided us his Ten Commandments to illustrate to us that we come short and cannot live the sinless life that he requires. What is a Christian? Not any of us can follow the Ten Commandments. Ever since man fell short in the Garden of Eden we have had a fallen and evil nature that is most of the time contrary to God’s nature. Jesus said if we look at a woman with thoughts of lust then we’ve committed adultery in our heart. He then said if we are angry with a brother then we’ve committed murder in our heart. We just can’t live up to God’s required perfection. That is why Jesus became a man. He lived a perfect life. He was free of any debt. He died on the cross in our place and paid our debt for us if we will only believe in Him.

We all fall short. We’ve all made wrong decisions. We’ve all sinned in front of God. We’re all broken and pointed for hell in our fallen bodies. Our only victory is in the Lord Jesus Christ who loved us and gave his life for us. He offers us a forgiven life with him for eternity and freedom from the debt we owe. What is a Christian? A Christian is the person who believes in Jesus and follows him. You can be a Christian today. It’s that easy!

What’s the Difference Between Short Sales, Foreclosures and Traditional Real Estate

Residential real estate has been turned upside-down in the last 4 years. Purchasing a home was a fairly simple process. A buyer could find a home they like, make an offer directly to the owner, negotiate price and terms, then close within thirty days. Today real estate is a completely different world and the market is dominated by short sales and foreclosures ( up to 50% of all sales in some areas). However, there’s a lot of confusion concerning expectations and values between these types of sales. The largest differences between the three types of sales are price, timing, terms, and condition.

A traditional real estate sale will usually reflect the top price of the market. In most cases the owner has maintained the home and will quickly negotiate reasonable offers. In addition they will be open to fixing problems that come up during an inspection. This situation is ideal for a purchaser that wants to quickly.

Short sales are a type of distress sale where the owner can not keep up with mortgage payments or property maintenance. This type of purchase can take between two & six months before receiving a counter offer from the seller’s mortgage company. Most cases the seller will likely not make repairs to defects in the home. The typical discount when purchasing a short sale is 13%-30%. If you have time to wait and don’t mind making a few repairs this can be a great option.

Foreclosures are usually the deepest discount, but there are many unknowns. The home has been vacant for some time and an empty home in the winter has a high probability of frozen water pipes which then break. Repairs can be extensive and a buyer will need cash or a rehab loan. If the repairs needed are extreme, the home may not qualify for financing. A very thorough home inspection is needed to determine what type of repairs are necessary and how they will cost. Responses from the bank are usually quick and very from 24-72 hours. Closings can also happen quickly and in 30 days or less. This is definitely a “buyer beware situation.” If not planned properly a foreclosure could turn into a money pit.

When purchasing a home you must consider which option best fits your situation. Before falling in love with a home find out what type of sale it is and can it be financed. Realistic expectations are critical.
